From the first subdivisions in Woodbridge and Maple in 1981 to today’s urban infill and condominium sites, EMC Group has planned, engineered and managed Ontario’s neighbourhoods for more than four decades.
Residential development is where EMC began, and it remains the largest part of the practice. Most of the subdivisions EMC has engineered were also planned by EMC: the firm’s planners prepare the Official Plan and Zoning By-law amendments and the draft plan of subdivision, and the same team then designs the sanitary and storm sewers, watermains, stormwater ponds, road grades and lot drainage, administers construction and carries the community through to municipal assumption. One firm, from the first planning application to the day the municipality takes over the roads.
A large part of EMC’s Brampton portfolio was fully planned, designed and managed by the firm, as were its residential communities in Woodbridge and Maple, its Barrie subdivisions including Gailcrest and Bishop Drive, and Nottawasaga Village in Angus, a 900-unit community EMC planned, engineered and managed from 1993 to build-out in 2020. Kleinburg Heritage Estates followed the same path, from draft plan in 2011 to municipal assumption in 2022. The work spans every form of housing Ontario builds, from master-planned greenfield communities and estate subdivisions to infill townhouses and condominiums, for developers and home builders who have returned to EMC project after project for decades.

Brampton • Phase 1 of a 13,169-unit master plan in the Fletcher’s Creek secondary plan area, where EMC coordinated trunk sanitary, stormwater and subdivision servicing across multiple landowner groups.
Vaughan • 44 executive homes on 60- to 70-foot lots at Highway 27 and Nashville Road, planned and engineered by EMC from draft plan in 2011 to municipal assumption in 2022.
Toronto • Ten townhouses built over an existing underground parking structure, with functional servicing and stormwater design under the City’s Wet Weather Flow Management Guidelines.
Woodbridge • A 12-storey condominium on Islington Avenue, with servicing, stormwater control and grading coordinated around structured parking in an established neighbourhood.
EMC’s residential portfolio follows the growth of the region itself, moving outward from Vaughan as each new community opened.
The firm’s earliest assignments were subdivisions in Woodbridge, Maple and Concord for local landowners and builders, which EMC both planned and engineered: draft plans, grading plans, storm sewers and lot servicing. Vaughan has remained EMC’s home ground ever since. EMC planned and engineered the BKY Ranch subdivision in the Woodbridge Expansion Area, developments in Maple such as Maple North, and Midvale-Teston Estates in Thornhill, and its Vaughan work runs from Woodbridge Meadows, Gregory Scott Drive in the Woodbridge Highlands and Rutherford Subdivision to Ford Valley Estates and the Vero condominium.
Large-lot communities with challenging terrain, private services and heritage-sensitive settings became a specialty. Kleinburg Heritage Estates and Klein Ridge Estates at Major Mackenzie Drive and Islington Avenue, Cranborne Chase Estates on two-acre lots in Whitchurch-Stouffville, also planned and engineered by EMC, King’s Garden Estates, King North, King Station and Bloomington Forest are examples of this work.
EMC became a key partner in the Fletcher’s Creek secondary plan area, and a large part of its Brampton portfolio was fully planned, designed and managed by the firm: draft plans of subdivision, trunk sanitary sewers, stormwater management and subdivision servicing coordinated across multiple landowner groups and phases. EMC planned and engineered multiple developments in Fletcher’s Creek, including Fletcher’s Meadow and Fanshore, the Lyngate North and Lyngate East subdivisions, and Cachet Estates at Castlemore, alongside engineering for Denford Estates and Area 48.
EMC’s longest-running community, Nottawasaga Village in Angus, Essa Township, began in 1993: approximately 900 units planned, engineered and managed by EMC across 27 project components until build-out in 2020. Subdivisions in Barrie, Innisfil and Wasaga Beach built a presence the firm formalized with its Barrie office on Essa Road in 2002. EMC planned and engineered the Gailcrest subdivision and Bishop Drive in Barrie, and its Simcoe work includes Hamptons, the Baywood subdivision and Marlwood Condominiums in Wasaga Beach, and Forest Hill Village in Everett, Adjala-Tosorontio.
Work in the City of Toronto brought brownfield and infill sites with complex urban servicing, such as Lascelles Townhomes and Sherbourne & Rosedale, alongside higher-density projects closer to home including Hartman Heights, 16th Avenue Condominium Townhomes and the Big Bay Point rental apartments in Barrie.
