EMC Group Limited provided civil engineering design, site servicing, and municipal approvals support for King's Garden Estates, a 34-lot single detached residential subdivision on the east side of Keele Street in King City, Township of King. The third and final phase of Draft Plan 19T-84053, this estate-lot development features large homes of 5,500 to 6,000 square feet on approximately 30 acres of former agricultural land.

Phased Estate Development
King's Garden Estates is the third and final phase of Draft Plan 19T-84053, originally approved by York Region in March 1986 for Dinardo and Sons Ltd. (Di Nardo & Sons). Located on the east side of Keele Street in King City, the development comprises 34 single detached homes on large estate lots spanning approximately 30 acres. Homes in this phase range from 5,500 to 6,000 square feet, consistent with the premium estate character established in the earlier phases of the community.
The first two phases of the plan of subdivision were completed in prior years: Phase 1 along Carmichael Crescent and Phase 2 along Dinardo Court. Phase 3 completes the build-out of the community, including the extension of Carmichael Crescent through to Keele Street, along with dedicated blocks for environmental protection and buffer areas adjacent to the natural heritage features on the property. The surrounding lands include established residential neighbourhoods and environmentally sensitive areas under conservation authority jurisdiction.
The subject lands were historically agricultural, and the subdivision engineering addressed the transition from rural to estate-residential servicing. EMC Group provided civil engineering design for site grading, storm and sanitary sewer servicing, watermain design, road design, lot grading, and erosion and sediment control. EMC represented the project at the Township of King public meeting in June 2013, coordinating with municipal staff and the public on engineering matters related to the final phase of development.
