Fanshore Residential Subdivision represents a sophisticated approach to large-scale, multi-phase residential development on a prominent Brampton site. Spanning 51.5 hectares across three coordinated phases, the project required comprehensive master planning to manage the complexity of phased infrastructure development. The site location at the intersection of Wanless and Chinguacousy Roads demanded careful integration with regional transportation networks.

Stormwater management became a centerpiece of the engineering design, with extended detention pond systems providing both flood control and water quality treatment for the entire development. The pond design incorporated multiple treatment stages to achieve stringent provincial water quality objectives. Ecological considerations informed pond design to support habitat and provide community amenities. The extended detention approach allowed for treatment of the design storm events while minimizing permanent pool volumes.

The three-phase development strategy balanced market absorption with infrastructure delivery efficiency. Phase sequencing was optimized to coordinate infrastructure construction and minimize temporary conditions. Road networks were designed for ultimate buildout while accommodating phased traffic patterns. The project successfully navigated complex municipal approvals and established new standards for large-scale residential development in Brampton.
