Hartman Heights is a 12-storey condominium development on Islington Avenue in the established Woodbridge community of Vaughan. The project required careful integration of a high-rise residential tower within a predominantly low-rise neighbourhood, balancing intensification objectives with sensitivity to the surrounding community character along the Islington Avenue corridor.

Civil engineering design addressed the complex grading requirements of a multi-storey building with below-grade structured parking on a site constrained by existing neighbourhood grades and municipal infrastructure. Sanitary and water servicing connected to existing municipal systems along Islington Avenue, with capacity confirmed through detailed engineering analysis. Storm drainage design incorporated on-site stormwater management facilities providing both quality treatment and quantity control to meet City of Vaughan standards and protect downstream systems.

Site access and internal circulation were designed to manage resident and visitor traffic while minimizing impacts on Islington Avenue operations. Landscape grading integrated the building with surrounding grade transitions and provided functional amenity areas. Utility coordination addressed the concentrated servicing demands typical of high-density residential development, including hydro, gas, telecommunications, and municipal water and sewer connections.

The completed Hartman Heights condominium contributes to Vaughan's residential intensification objectives along the Islington Avenue corridor and demonstrates EMC Group's capability in delivering complex high-rise residential engineering within established urban neighbourhoods.
