Nottawasaga Village grew phase by phase over 27 years. EMC prepared the planning applications and draft plans of subdivision, engineered each phase and managed the project on the developer's behalf from the first approvals in 1993 to the final build-out in 2020, delivering approximately 900 homes in Angus. The 27 related projects demonstrate the complexity and scope of major residential community development, requiring sophisticated coordination across engineering disciplines, municipal jurisdictions, and phased execution over several years.
The village-scale development required comprehensive master planning addressing regional stormwater management, utility infrastructure coordination across water and wastewater systems, coordination of the transportation consultant's road network planning, and phased street and servicing strategies. Each of the 27 project components represented specific infrastructure, site development, or phase execution elements that required careful sequencing and coordination. The multi-phase approach allowed for market-responsive development while maintaining infrastructure efficiency and community character.
