EMC Group provided civil engineering and site plan services for the 16th Avenue Condominium Townhomes, a multi-unit residential development in Richmond Hill. Our engineering scope included site grading, storm sewer and sanitary sewer design, watermain distribution, and the layout of internal roadways and visitor parking areas. We coordinated with the City of Richmond Hill and York Region to meet all engineering requirements for condominium site plan approval.

Condominium townhome developments present unique servicing challenges compared to conventional subdivisions, as all underground infrastructure remains privately owned and maintained by the condominium corporation. Our team designed the internal storm and sanitary sewer networks to municipal standards while ensuring that the private systems connect efficiently to the municipal mains. The site grading addressed the tight spacing between townhome blocks, directing surface drainage to appropriate collection points and maintaining positive grades across all common element areas.

Stormwater management was coordinated with York Region and the local conservation authority to address both quality and quantity control requirements. Our team also prepared the site servicing and grading drawings, functional servicing report, and all supporting technical submissions required for approval. The result is a well-engineered townhome community that balances residential density with reliable infrastructure and effective drainage.
