Marlwood Condominiums represents a carefully considered residential densification project in the environmentally sensitive Wasaga Beach community. The 36-unit condominium development required specialized coordination with the Nottawasaga Valley Conservation Authority (NVCA) to address site conditions and environmental constraints. The coastal location and proximity to natural heritage features necessitated a design approach that prioritized environmental stewardship alongside residential objectives.
NVCA coordination began during preliminary planning to understand environmental constraints and identify acceptable development envelopes. Detailed environmental assessment informed site planning and engineering design. Stormwater management was designed to meet NVCA standards for water quality and quantity while minimizing impacts to natural features. Site grading and stabilization addressed coastal soil conditions and erosion potential. The engineering design maintained appropriate setbacks from environmentally sensitive areas while maximizing efficient land use.
