Donna Mae Estates is a residential infill subdivision located at 11 & 19 Donna Mae Crescent in the City of Vaughan, Region of York. The development introduces four new single-family lots served by a new cul-de-sac road—Peter Morse Way—while preserving two existing dwellings on the parent parcels. Subdivision Infrastructure & Servicing
The Donna Mae Estates subdivision required the design of a complete new road—Peter Morse Way—configured as a cul-de-sac extending eastward from the existing Donna Mae Crescent right-of-way. EMC Group prepared the full civil engineering drawing set including general arrangement, grading, storm sewer, erosion and sediment control, and pre- and post-development drainage plans. The site naturally slopes from southwest to north with elevations ranging from 175.52 to 179.25 metres above sea level across an average grade of approximately 3.7%. Four new single-family residential lots front onto Peter Morse Way, while two existing dwellings on the parent parcels at 11 and 19 Donna Mae Crescent are retained and integrated into the plan of subdivision.
Stormwater Management Design
EMC designed the stormwater management strategy for the subdivision, including storm quantity control to attenuate the 100-year post-development peak flow to the 5-year pre-development rate. Water quality treatment is provided through a Stormceptor STC 750 oil/grit separator sized to achieve 80% total suspended solids removal in accordance with Ministry of the Environment guidelines. The site drains northward to the existing Centre Street 2,100 mm diameter trunk storm sewer. EMC authored the comprehensive Stormwater Management Report addressing hydrology, water balance, erosion thresholds, and environmental compliance requirements under Toronto and Region Conservation Authority jurisdiction within the Don River watershed.
Municipal Approvals & Construction Administration
EMC coordinated the full municipal approvals process with the City of Vaughan, Region of York, and TRCA, addressing technical comments on servicing capacity, grading, lot configuration, and environmental compliance. The development required careful integration with the existing rural cross-section roadside ditch drainage on Donna Mae Crescent and the established storm sewer infrastructure on Centre Street. Through efficient review cycles and collaborative engagement with approval authorities, EMC advanced the project from draft plan through construction-ready engineering documentation, delivering a practical and buildable infill development within an established residential neighbourhood.
