Industrial sites ask more of their civil engineering than almost any other land use. Roofs and truck courts cover most of the lot, so stormwater has nowhere to go unless the design gives it somewhere. Pavements carry tractor-trailers and forklifts, not cars. Sprinklered warehouses need fire flows that the local watermain may not deliver. Loading docks, trailer parking and fire routes fix the grading before the building is drawn. And because an industrial building earns nothing until it is occupied, the owner needs the approvals path to be short and predictable.
EMC Group has been engineering these sites since its first industrial site plans in Woodbridge, Maple and Concord in 1981, as Vaughan’s employment lands grew up around Highway 400 and Highway 407. Mississauga • A phased industrial campus on Winston Churchill Boulevard beside Clearview Creek, with Low Impact Development stormwater design approved through Credit Valley Conservation, the City and the Region of Peel.
Etobicoke • Two industrial condominium buildings on 1.23 hectares at Highway 427 and Steeles, with servicing, grading and stormwater design satisfying both the City of Toronto and the Ministry of Transportation.
Vaughan • A one-storey industrial building engineered for heavy-duty operations, with site servicing, grading and stormwater management supporting the City of Vaughan approvals.
Vaughan • Serviced industrial lots on Four Valley Drive near Highway 407, laid out with the road, servicing and stormwater infrastructure for light industrial and logistics users.
EMC’s industrial portfolio follows the employment corridors of the Greater Toronto Area and Simcoe County.
EMC’s first assignments included industrial site plans in Woodbridge, Maple and Concord for the landowners and builders opening Vaughan’s earliest employment areas. Those grading plans, storm sewers and site services set the pattern for the industrial practice that followed.
Along Keele Street, Jane Street, Edgeley Boulevard and Milani Boulevard EMC has engineered single-tenant buildings and headquarters such as 209 Milani Boulevard, 8755 Keele Street, 12370 Keele Street and the Si Vous Play Sports building, plus the Parktrail industrial subdivision on Four Valley Drive.
The multi-phase Winston Churchill Industrial campus and the 701–805 Winston Churchill Boulevard warehouses sit beside Clearview Creek under Credit Valley Conservation’s jurisdiction. 2645 Royal Windsor Drive serves south Mississauga, and the 16-lot Wheeler Drive Industrial Estate in Bolton balanced industrial lots with Humber River protection.
The 7001 Steeles Avenue West industrial condominium at the Highway 427 interchange required approvals from both the City of Toronto and the Ministry of Transportation, while the 85 Vickers Road contractor yard redevelopment carried an established industrial yard through Site Plan Approval.
From the Barrie office EMC delivered the industrial buildings of The King Centre on King Street and the heavy-vehicle yard and servicing for the Kenworth Trucks dealership on Bowman Street in Innisfil.
