An industrial subdivision in Concord, Vaughan, spanning the block between Highway 400 and Jane Street and between Bass Pro Mills Drive and Corstate Avenue. EMC engineered the roads, servicing and stormwater infrastructure that opened Four Valley Drive and Corstate Avenue for development; the subdivision is now home to corporate head offices, automotive dealerships and industrial buildings immediately south of Vaughan Mills.

The Parktrail Industrial Subdivision occupies the block bounded by Highway 400 to the west, Jane Street to the east, Bass Pro Mills Drive to the north and Corstate Avenue to the south, in the Concord industrial area of Vaughan. EMC Group engineered the subdivision: the road network of Four Valley Drive and Corstate Avenue, the sanitary and storm sewers and watermains serving each lot, the stormwater management works, and the grading that set the lots up for the large-footprint buildings the area attracts.
Servicing a highway-front employment block
Sitting between a provincial highway and a regional arterial, the subdivision needed servicing coordinated with York Region on Jane Street, with the City of Vaughan for the internal roads and stormwater, and with the Ministry of Transportation along the Highway 400 frontage. The lot layout and road profiles were designed for truck access and heavy-duty pavements while keeping the block flexible enough to accept office, dealership and industrial uses as the market evolved.
The subdivision today
The lots EMC serviced are now fully built out. Businesses in the subdivision include the Recipe Unlimited (Cara) corporate head office at 199 Four Valley Drive, Miele Canada at 161 Four Valley Drive, SCIEX at 71 Four Valley Drive, Porsche Centre Vaughan at 105 Four Valley Drive, Audi Vaughan at 131 Four Valley Drive, the Vaughan Mills Corporate Centre at 399 Four Valley Drive, multi-unit industrial buildings on Bass Pro Mills Drive, and manufacturers and service businesses on Corstate Avenue such as Foamite Industries. Vaughan Mills and Bass Pro Shops sit directly across Bass Pro Mills Drive to the north.
